Frequently Asked Questions


What is my assessment amount?
Assessments vary in accordance to the total square footage of the buildings and the total square footage of the Island build-out of Brickell Key. Each apartment shares a portion of the assessment based on the apartment square footage.


When are assessments due?
Assessments are due annually in October. Unit owners have the first 30 days of October or the last bussiness day of the month to pay their assessments without incurring a late fee.


What do the assessments cover?
Assessments paid cover the expenses for all common areas of Brickell Key owned by the Brickell Key Master Association. This includes the information center at the entrance, landscaping and upkeep of the roadways, electrical for lights, irrigation, etc.


Where can I make a payment?
Payments should be mailed with your original coupon statement to BB & T Association Services at PO Box 628208, Orlando, FL 32862-8207.  Checks should be made payable to 'Brickell Key Master Association, Inc.'

Can I make an online payment by credit card?
Online credit card payments can be made using a United States MasterCard, Mastercard Debit Card or Discover Card.  For this service, you must enroll in the system via the B B & T website at  http://www.bbandt.com/  as follows: select Business Services, then select Association Services, then select Homeowners, the select Online Payments and follow the instructions.  Please make sure you have your individual 'Bill Pay Account Number' located in your stsatement.


I need a new coupon, where can I get it?
Your coupon for the annual assessment is mailed in late September /early October. However, if a replacement coupon is needed, it can be requested through the Brickell Key Master Association or you may contact B B & T customer service in Orlando, FL at (888) 722-6669.


I need to change my address, how do I do it?
Any changes to the account must be done in writing. You can fax, e-mail, or mail your change of address to Brickell Key Master Association's office.  Also, for your convenience, please see the change of address form in the e-forms section.


Estoppels/ Change of Ownership


How do I order an estoppel letter?
Estoppels must be reqested in writing with accompaying fee.  Please make sure to allow 48 hours for information to be returned.


What is the fee?
Estoppel fees are $100 for each unit. The fee is payable to the Brickell Key Master Association, Inc.


What closing documents should be sent?
Once the unit transaction has been completed, the title company or closing agent should forward to us a copy of the warranty deed and settlement statement for our records.

What are the Brickell Key Master Association's office hours and location?

Can I have a party in the South Lawn area, what is the procedure?
The south lawn area is available only to residents of Brickell Key for small functions; the fee is $250 (other fees apply). A hold harmless agreement and rules and regulations agreement must be signed also. Reservations must be done in person with a deposit fee.

Are there any future buildings in the planning stages?
Swire Properties, Inc., the Brickell Key Developer's latest project is Asia Condominium. This buidling was completed in 2008. 


How can I buy a smart pass?
Smart passes are devices similar to sun passes that are used to enter Brickell Key through the two east gates. They can be purchased in each building's management office. They are available for residents and employees of Brickell Key.


My smart pass is not working, why?
If there is a problem with the smart passes, please contact your building's management office. Replacement of smart passes are also administered through your building's management office.


Is there an Island Lost and Found?
The information center in the entrance of the Island is where the Brickell Key Master Association has its lost and found.
